1. Scope of these Terms

These Terms of Service govern your use of opsbaselab.com (the “Site”). By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

The Site may include apartment rental listings and/or lead requests. Availability, prices, and details of listings can change at any time.

2. Listing information and changes

Any information shown on the Site (including images, descriptions, and availability) is for informational purposes and may be updated without notice. We do not guarantee that a specific unit remains available, that conditions will remain unchanged, or that information is error-free.

3. Apartment rental lead requests

If the Site provides a contact/lead form to request viewing or additional information about an apartment rental, you acknowledge that:

• your request is a request for contact, not a binding contract;
• we may pass your request to the relevant realtor/contractor/partner responsible for the specific rental (as applicable);
• viewing arrangements and any contractual terms will be confirmed separately with the relevant party.

4. Consumer rights and enforceability

As a consumer-protection measure for Ukraine, you may rely on the relevant legal framework, including Law of Ukraine “On Consumer Rights Protection” on May 12, 1991 № 1023-XII. We ensure that, where applicable to the services/arrangements initiated via the Site, the seller/contractor identity and required contract/offer details are provided so consumers can conclude and enforce agreements properly.

If you have claims arising from an arrangement related to a rental, dispute mechanisms will be handled in accordance with applicable Ukrainian consumer-protection rules, including the procedure and requirements under Law of Ukraine “On Consumer Rights Protection” on May 12, 1991 № 1023-XII.

5. Personal data processing

If you submit information through a form on the Site (for example, name, phone number, email, or other details), such data may be processed for handling your inquiry and arranging contact regarding apartment rentals.

By using the Site and submitting a request, you acknowledge that personal data processing may occur in accordance with applicable Ukrainian law, including Law of Ukraine “On Protection of Personal Data” on June 1, 2010 № 2297-VI. Where required, the Site provides the personal-data processing basis and legally required information about the controller/processor and processing purposes, and obtains consent as required by law.

6. Advertising notice

If the Site contains commercial advertising or offers directed to consumers, it is identifiable as advertising where required and does not use misleading or prohibited-ad content, in accordance with Law of Ukraine № 270/96-ВР від 03.07.1996 Про рекламу.

7. Limitation of liability

To the maximum extent permitted by applicable law, opsbaselab.com (and its related entities) is not liable for:

• accuracy or completeness of listing information displayed on the Site;
• changes in availability or rental terms after information is displayed;
• outcomes of negotiations or contracts concluded directly with relevant realtors/contractors/partners.

Nothing in these Terms limits liability that cannot be excluded under applicable law.

8. Governing law

These Terms are governed by the laws of Ukraine. For matters related to consumer protection, the relevant Ukrainian framework applies, including Law of Ukraine “On Consumer Rights Protection” on May 12, 1991 № 1023-XII.
